Tips when showing through the holidays!

The rule of thumb is that spring is the best time to sell, but that doesn't mean circumstances don't come up that require you to list your home during the holidays and winter. So how can you keep your house in tip top shape through the seemingly crazy of the wrapping paper piñata we call Christmas?

Here's a few tips:

1. Minimalist holiday decor. I know you want to pull out every Christmas decoration that has meaning, but don't over do it. A simple bookshelf display. A minimal table centerpiece. An effortless console entry table scape. Your Christmas tree with a few strategic presents is a must; but if your kid's Christmas tree looks like mine, I'd probably skip a year. :)

2. Landscape. If you live in a snowy climate like Utah, be aware of what buyers are seeing. Usually it's dormant plants, snow covered patio furniture and the mess of the last plow.

Winter tips:

- Make sure all walks and driveways are shoveled.

- trim back bushes

- sweep up the little pebbles of salt that inevitably get brought in the house

- watch for any trash that may have been hidden while shoveling

- save the blow up yard decorations for the next house

- keep front door decor minimal, a simple fresh wreath would be pretty!

*Holiday tip* Are you putting on exterior Christmas lights?

Consider a professional who will clip them on correctly, keeping them tight and taunt. If your lights end up looking like these, remove them and save them for your next house.

3. Mudroom If your kids are anything like mine, boots and bulky coats get thrown on the floor as soon as they walk in the house now feeling cozy in the heat.

When leaving for a showing:

- hang up all extra coats in a closet

- wear the boots when you leave

AND check the entry sidewalks of fresh powder and shovel again!

Last tip: Turn up the heat a click or two, to make your home homey and buyers feel welcome!
