So - we were under contract with no home to go to. We reached out to a brother who owned a townhouse in Riverton, who was possibly thinking of selling. That didn't pan out. We put an offer and earnest money down on a house in Bluffdale. That house was a new build, fully finished and had an exposed steel beam. (be still my heart!) But the builder didn't want to work with our closing fee requests and we backed out.
Being that we bought an Edge home in Heber, I'm always partial to them. They have great floor plans, great customer service, a great warranty department and usually had some quick move in's.
One night while being in touch with one of their agents, he sent an updated quick move in sheet. We drove to Herriman the next night and looked at the Kate floor plan. 4 bedrooms, 3100 square feet total, but it was a cottage. A cottage is typically a house that is on very little land square footage. Our Heber lot was .24 and our current Herriman cottage is .09 square feet.
At the time, we were relieved to be on less land. Less mowing. Less weeding. No garden (although we've come to greatly miss the garden).
But the home got us a lower mortgage payment, closer to work, closer to activities for the kids and had some great upgrades and design details. We put our offer in!
This is where things got sticky fast.
Our buyer in Heber had 30 days to close. By the time we found the Herriman home, we worked with our lender to get our loan closed within 10 days. We asked Edge Homes for $6000 in closing if we could close in 10 days. If we it took the full 30 days, we'd get $2500 in closing costs.
With our buyer working out credit issues, they basically took a 2 week break from their loan and pushed all of our deadlines back. We lost the $6000 deadline and were so beat up from the additional time, we considered walking away many times.
As we were getting ready to put our offer on the Herriman home being FSBO we didn't have access to the Real Estate Purchase Contract. We reached out to that agent who came up to our Heber house. He drew up a contract for us and helped us navigate our deal with our buyers on the Heber house, which got heated a few times.

All worked out and we finally closed on both houses. We've been in Herriman over 2 years now and we love it! Herriman has low crime rates, all the stores you'd need, and decent access to the freeway.
Will this little cottage lot be our forever home? No. But it has given us some financial freedom and that's really what it's all about for us.
